Banff THI - No 6 Deveronside
Conversion of derelict shop and attached accommodation into 3 terraced houses
6 Deveronside was formerly a shop with attached accommodation above and attached storage buildings to the rear on High Shore (category C Listed) built in the 19th Century. It occupies a prominent seafront position within the Conservation Area, and, when coupled with the Old Granaries project, will take this area out of dereliction.


Above: On the left is a view of the front elevation of the property in 1986. By this time, the property was no longer in use as a shop but it remained in relatively good condition. On the right the photo shows the gable end of the property with the attached storage building to the rear, again photographed in 1986. Damage to the lime render is visible at this time at ground level.
It is of an unusual dark whinstone construction with red sandstone dressings, which, along with the chimney heads, have deteriorated considerably over the years due to their exposed position. Extensive repairs and reinstatement of the external fabric will be necessary as part of the redevelopment of the property.
The property is in private ownership, and funding for this project has been provided by HLF through the Banff THI and from Historic Scotland.

The red sandstone dressings can be seen to have eroded considerably; the chimney has fallen; the lime render on the gable end has worsened; and the rainwater goods are blocked and damaged. The middle and right hand photos show detailed views of the damaged red sandstone dressings. The soft grain of this particular sandstone has suffered badly from the centuries of weathering worsened by its prominent seafront location.



The plan for the redevelopment of this property is to convert the former retail space to residential and improve the accommodation spaces to create 3 flats. The conversion will also see the demolition of the storage building to the rear of the property, on High Shore, to create enclosed garden spaces for each of the three properties.

The lime render is damaged, as are the cast iron rainwater goods, while the windows have had to be boarded up.
Project Update May 2010
Planning Consent has now been granted to convert and extend the building to create three flats. The project is currently going through the tendering process, and it is hoped that work will begin on site in late 2010 or early 2011.
